COMMONLY ASKED QUESTIONS

1. What are the requirements for obtaining a Florida Real Estate License?

  • A Student needs to be at least 18 years or older.
  • The student needs to have a high school diploma or GED (General Education      Diploma).
  • The student must complete and pass the approved Sales Associate License Course (Principles and Practices I) with a 70% or greater on the end of course exam.
  • Pass the State Exam with a 75% or more.
  • If you have had a felony conviction, there is a possibility that you could be denied or have to present your case directly to the Florida Real Estate Commission to be  allowed to apply for licensure. If the student calls the Commission, the Commission will not let the student know if they are approved or not.  We recommend that the student complete the application process.  ALWAYS, DISCLOSE ALL , and if the student is approved to take the State Exam, the student can then go forward for licensure. The student should then take the course and complete the process by taking the State Exam.
  • The Professional Profile of a Sales Associate by the state of Florida's DBPR.

The exceptions to these requirements are:

  1. Attorney with a current Florida Bar Card.
  2. Four year Degree in Real Estate

3. When do I submit my application?

Cooke School recommends that, if at all possible, as soon as the student decides to take the sales associate license course or the broker license course, they should mail in their application to the State of Florida.

The application needs to be notarized. Complete the application as honestly as you know how. DISCLOSE ALL .

  • Mail the application into the State of Florida along your check for $105 for Salesperson and $115 for Broker.
  • Your fingerprints need to be taken at a Promissor Exam Center.  Reservations are necessary for this process.  Reservations can be completed by calling Promissor at 877-238-8232 or making reservations on the Promissor website  and selecting "Fingerprint Services".   The fee for the fingerprint process is $56.25.  There are currently 15 Promissor Exam and Fingerprints Centers in Florida

The application needs to be mailed to:

DBPR
ATT: Real Estate Central Intake Bureau
1940 North Monroe Street
Tallahassee, Florida 32399-0783

4. Where is the State Exam given?

The State Exam is given by a company called Promissor. They have about 15 locations around the State of Florida. The link to their site is:

> PROMISSOR WEBSITE LINK <

5. What if I fail the course or the State Exam?

If a student fails the In-Class course, the student has two options.

  1. The Student takes the course over again at NO extra costs OR
  2. The student can wait OVER 30 days after the failed exam and take the exam    again. NO COSTS FOR STUDENTS AT COOKE.

If a student fails the On-Line Class course.

  1. The student has to wait OVER 30 days after the failed exam and then take Exam B.
  2. If the student fails Exam B, the student will need to register for another On-Line course or enroll in an In-Class course.   The tuition fee for the student coming from an On-Line course to an In-Class course would be $250 less the costs of the text book.

If the student fails the State Exam, the student can retake the State Exam again. Promissor charges the student $31.50 each time they take the exam. The student has to wait 3 days before taking the State Exam again. The student may take the State Exam as many time as the student desires . BUT, remember, the State Exam application is good for only two years and the course certification is good for only two years

6.  Once I send my application to the DBPR in Tallahassee, how long is that application good for?
The application is good for one (1) year from the date the DBPR receives the application.  If the student fails the State Exam the DBPR will honor the application for a two (2) year period from the original application date. The student must sit for the exam within one year from the original application date to get the two year window.
