Registered Trainees must take Post License courses before their second
renewal. The course(s) must be taken in class. Included in this 45 hour
post license course requirement is the 15 Hour USPAP and the 3 Hour Florida
Law Update for Appraisers, which actually makes the total hours requirement
number of 48. Cooke curriculum offers students three different 15 hour
course selections to satisfy the 30 hour elective portion of the post
license requirement or the student can take the 30 Hour Mastering of
Appraisal.

This course offers a basic understanding and knowledge of residential sales comparison and income approaches to appraisal. It includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers. There is a discussion on cash and financial equivalency. Students will learn how to apply and defend the rationale behind market adjustments. This is a Pre-certification course for the Trainee applicant that covers
the required minimum 6 hours of Florida Law, Rules, and Regulation that
pertain to the practice of appraisal. It also covers the required minimum of
3 hours of the Roles and Rules of Supervisor and Trainee appraisers. Also
are case studies on the relationship of requirements, in the State of
Florida Laws, Rules, and USPAP to the appraisal process and reporting.

This course deals with environmental issues in the interior of a property that real estate licensees should be aware for each consumer of residential property, commercial property or developers. Covered in the course include such as items as lead-based paint, radon, mold, drinking water, etc.
Outdoor: (5 Hour)
This course deals with environmental issues in the exterior of property that real estate licensee should be aware of such as underground storage tanks, waste sites, toxic substances, construction issues, wetlands, watersheds, endanger species and environmental reports and consultants.
