In my blog of May 22, I stated the state of Florida has had huge increases in applications for individuals to take the state exam to become real estate licensees. The good news is that trend has been continuing through the end of June and I have heard reports that other states are seeing the same thing.

Our school numbers in other states beside Florida also increased. Our school is up over 25% in enrollments over the first half of 2014 compared to the first half of 2013 for students registering for a pre-license course to enter the real estate profession in states Cooke School provides a pre-license course outside of Florida. The states are: Alabama, Georgia, Kentucky, Mississippi, Montana, North Dakota, Tennessee, South Dakota, West Virginia and Wisconsin.

But unfortunately the appraisal field continues to get smaller and smaller numbers. In fact, in Florida, the state is only examining about one student every month for the certified residential appraisal license. This is just unbelievable to me. What this shows is that the hurdles and qualifications that one has to go through to enter the field and to become certified continue to deplete the numbers of appraisers in the profession. Someday the laws of supply and demand will kick in and appraisal fees will certainly increase.

The good news in the appraisal world, at least in Florida, is that in a short period of time, some people are saying by October, a person wanting to enter the real estate appraisal profession will be able to take the trainee courses and certified appraisal courses online. The number of appraisal schools providing the courses for licensure has gotten down to just a few schools. Cooke Real Estate School is one of those schools that continues to provide the best opportunity for students to enter the appraisal field in Florida because of the wide variety of qualification courses the school provides at a reasonable tuition fee.

One other good news for Florida real estate broker students, Cooke hopes in the near future to provide a 30 hour post broker course on property management. Today, for the required 60 hour broker post license course requirement, most schools only provide a 30 hour course “Essential of Investment” and a 30 hour “Broker Management” course. So once this course is approved it will give broker post license students and option of more than just two online courses.
